As a landlord, you must consider modifications that will not only increase your rental property’s worth, but also improve the general comfort and positive experience of your prospective tenants. Replacement of aging and inefficient windows is one such modification. Here’s how to select windows for a rental space.
Window Structure Is Key
Know the structure of the windows you’re planning to buy. The structure of high-quality double-glazed windows is as follows:
- A frame that gives the window its shape;
- Cladding, which is usually made of fiberglass, aluminum or vinyl, and serves as the exterior window’s protective layer, and;
- The sash, which is the flexible part of the window that can be moved and tilted inwards.
Insulated glass is used in modern double-glazed windows, which indicates that space between the two panes of glass is filled with argon, krypton or other gasses that act as insulation. The final component to know is the translucent low-emissivity (low-E) coating, which is critical to the glass’s efficiency. It’s used on the glass exterior in hot climates to reflect the sun’s rays while allowing light to enter (because lack of natural light is not good for any home). It’s used on the inner glass in colder climates to keep the heat inside.
Price and Functionality
Strike a balance between form and function, and choose windows that will satisfy both criteria nicely. As a landlord, it is your responsibility to get quality windows that will make a tenant happy and at the same time fit within your budget. You may be disappointed if you choose double-hung clad wood windows, which are more expensive, but less effective at keeping cold air and rain out, while a vinyl double-hung clad window shows to be a far better option. Costs vary depending on the type of frame you choose, and it’s all up to your preference.
Perform Adequate Research
Because replacing all of your rental property’s windows is a significant expenditure, be sure you have all of the information you need. Numbers on the ENERGY STAR® and National Fenestration Rating Council® (NFRC) labels are essential since they can provide a lot of information. The U-factor, for example, indicates how well a window can keep heat in; the lower the number, the better the performance. The ability to block undesired sun heat is measured by the solar heat gain coefficient. If you live in a warmer climate, lower numbers are better for you. If you live in a cold climate, higher numbers are better for you.
